Pricing is everything when it comes to selling a home as quickly as possible. However, this is often the issue that homeowners struggle with the most. Regardless of how scrupulous you've been in preparing your home for sale, none of it will matter if the asking price you arrive at is more than the market can bear. In other words, buyers won't even consider your home if the price is too high. This is especially true if there are homes similar to yours for sale in your area. Why would a buyer consider your home if the one down the street is priced much lower? You also have to remember that buyers may have a difficult time securing the finances necessary to purchase your home if it doesn't appraise for the sales price.
So how should you go about pricing the home you adore and have probably put so much time and effort into preparing for sale? First of all, remember that buyers will not have the same sentimental feelings about your home that you do. In other words, no matter how much you think your home is worth, others may not agree. The first step to determining your home's value is to obtain a CMA (comparative market analysis). It is important that you understand that the information provided in the CMA is not an appraisal. It is simply an overview of what homes in your area have sold for in recent weeks or months. It will give you a place to start.
